Terms and Conditions


Anna Maria Island Home Rental is committed to providing a luxurious tropical ambiance where vacation memories are cherished. This includes accommodations that are comfortable, clean, safe, and fully equipped. The following terms and conditions were last updated and posted on February 21, 2024. It governs the terms and conditions of our 'Sirenia' Vacation Rentals under

Please note: For all new reservations and bookings made after March 14, 2020 

Reservations for stays made after March 14, 2020, will not be covered under our temporary extenuating circumstances cancellation policy.

Not covered include transportation disruptions and cancellations; travel advisories and restrictions; health advisories and quarantines; changes to applicable law; and other government mandates—like evacuation orders, border closures, prohibitions on short-term rentals, and shelter-in-place requirements. The AMI Home Rental cancellation policy will apply as usual.

Our extenuating circumstances policy is intended to protect guests and hosts from unforeseen circumstances that arise after booking. After the declaration of COVID-19 as a global pandemic by the World Health Organization, the extenuating circumstances policy will no longer apply because COVID-19 and its consequences are no longer unforeseen or unexpected.

Please remember to carefully review our cancellation policy when booking.

Consider purchasing a travel insurance option that provides flexibility. All guests are responsible for purchasing their own travel insurance policy.


COVID-19 Warning

We have taken enhanced health and safety measures based on government guidelines for our guests. You must follow all posted instructions while visiting our vacation rentals. There is an inherent risk of exposure to COVID-19 existing in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. According to the Centers for Disease Control and Prevention, senior citizens and Guests with underlying medical conditions are especially vulnerable. When visiting any AMI Home Rental vacation rental properties you voluntarily assume all risks related to exposure to COVID-19 and hold AMI Home Rental and its owners harmless.



In the event of cancellation, deposit refunds are as follows:

  • 75% refund of the deposit, if canceled 120 or more days prior to the guest Check-in Date 

  • 40% refund of the deposit, if canceled 90 to 119 days prior to the guest Check-in Date

  • There is no refund less than 90 days prior to the guest Check-in Date

*A cancellation fee of $200 will apply to all cancellations regardless of the period before Check-in Date.



If a guest must cancel less than 90 days prior to the guest Check-in Date, and if requested by the guest, Anna Maria Island Home Rental will endeavour to re-rent the property for the dates the guest originally reserved. The amount if recouped by Anna Maria Island Home Rental will be given in payment to the original guest, less payment method fees. It is up to the sole discretion of Anna Maria Island Home Rental to advertise last-minute pricing strategy in order to re-rent the property. It is not guaranteed by Anna Maria Island Home Rental that the property will be re-rented. Refunds are subject to Anna Maria Island Home Rental's ability to re-rent the accommodation. There will be no refund if Anna Maria Island Home Rental is unable to re-rent the accommodation.

It is strongly recommended that the guest buys travel insurance to cover the cost of your rental in case of a cancellation.


We strongly recommend and URGE all guests to buy a comprehensive CFAR - Cancel for Any Reason trip cancellation insurance policy to cover unforeseen events to cover their entire vacation investment (airfare, car rental, home rental, etc...). 
The renter will be provided with a link to a travel insurance company upon booking. The purchase of a travel insurance policy is a contract between the 'guest/traveler' and the travel insurance company and holds harmless Anna Maria Island Home Rental.

The rental agreement between the guest/traveler and Anna Maria Island Home Rental DOES NOT include an entire vacation package and should not be deemed as such. The contract between the 'guest/traveler' and Anna Maria Island Home Rental owners is in relation to the rental period of the property itself.


Any changes to a guest's situation or occurrences outside of the property rental contract have no effect on the legally binding rental agreement. Travel plans change, medical situations arise, natural disasters and pandemics occur IT IS NOT the responsibility of AMI Home Rental owners to absorb a guest's financial loss or make any considerations for a guest where there is a financial loss to AMI Home Rental. NO EXCEPTIONS!


When making your reservation online you can schedule your arrival date, also called the Check-in Date on Saturdays only from mid-December to the first of September. 

Reservations are accepted for a minimum of 7 night stays only. Longer stays are accepted. 


If you elect to have Anna Maria Island Home Rental make a reservation for you the system will automatically send you a confirmation email containing a link to these terms and conditions. The payment of the booking will be the acceptance of the terms and conditions.

Anna Maria Island Home Rental reserves the right to cancel any reservation subject to issuing a full refund.


A 25% deposit, along with the signed rental contract and proof of ID, is required within 7 business days, to solidify your reservation.

Payment options include check, credit card, wire transfer or Interac e-transfer.

The remaining balance is due 90 days prior to the guest Check-in date.

If the reservation is made within the 90 days prior to arrival, the full payment is due and payable immediately.

All funds are quoted in US dollars.



All prices are subject to 12% sales and resort tax. 

An administration fee is $250 (non-refundable)

Damage Waiver fee is $150 (non-refundable, see below for details)

*A cancellation fee of $200 applies only to canceled reservations.


As listed on the rental contract, a renter must be 25 years of age and list all adults and children (under 14) staying in the accommodation at any time during their rental period. We do not allow persons under 25 to occupy a vacation rental property unless accompanied by someone over 25 years of age. Proof of age is required.

Additional persons are only permitted in writing by prior Owner approval. If not, unapproved day guests are $70 per day regardless of the timeframe spent on the premises. The renter may entertain a maximum of 4 visiting day guests.

No visiting guest may sleep overnight in the accommodation if this occurs a 25% per person surcharge of the total cost of the reservation will be charged. The management also reserves the right to terminate the rental agreement immediately without refund


A non-refundable damage waiver is a one-time fee of $150. The renter agrees to be responsible for all damages in excess of $1,000 which will be determined if necessary by arbitration. The Damage Waiver covers any 'Accidental Damages' to the rental equipment in the vacation rentals (including any interior or exterior furniture, appliances, pool equipment, air conditioning/heating equipment, etc...) of the property. The renter agrees to immediately communicate any damages to the host so that repairs and replacements can be addressed. The renter agrees that in the event of failure to agree by arbitration, proceedings will be held in the Manatee County Court. After your departure, any damaged items will be left for the accommodation is inspected by our Inspectors. The accommodation must be left in a reasonable and clean condition or extra cleaning charges may be imposed by an hourly rate. In the event that it is found that the accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest acknowledges and agrees their credit card will be debited to replace said items at the fair market price, invoices will be provided if necessary. The customer agrees to pay reasonable attorney fees and all court costs and expenses to enforce this agreement including appellate proceeds with or without legal proceedings.


It takes a lot of work to prepare our homes for your arrival, especially when other parties check out the same day. 

Check-in time is at 4:00 pm or later. 

Check-out time is at 10:00 am sharp.

Our cleaning teams arrive at our vacation rentals at 10:00 am sharp ready to clean. All guests must depart at this time.

If in the unlikely event there are no other guests checking in or out simultaneously, you may inquire about the possibility of early or late check-ins. Anna Maria Island Home Rental does not guarantee any deviations to its Check-in or Check-out policy,


The City of Anna Maria has the following ordinances that are very strict!

An addendum of the City's 'Best Practices' will be included in the rental contract, and signing the rental contract will include your agreement with this addendum.


NOISE ORDINANCE: There is no excessive noise allowed after 10 pm, this ordinance pertains to any loud music or loud sounds coming from the property after this hour. If the police or the Management company is called due to the renters (or their unauthorized guests - see below policy regarding visiting guests) disturbing the peace we do reserve the right to terminate the rental agreement immediately. Any fines incurred by the guest to Anna Maria Island Home Rental or its Owners will be invoiced and paid by the guest within 7 business days.


PARKING ORDINANCE: There is no parking anywhere on the island that is not in a designated parking spot. There is no parking allowed on the grass or seashell yards of 'Sirenia' Vacation Rentals. Designated parking and the amount of permitted cars is clearly identified in the rental contract. Any car that is parked with one tire on the street will be ticketed and/or towed. 



Anna Maria Island Home Rental and/or its Homeowners are not responsible for damages resulting from lightning, rain, flood, red tide, virus', pandemics, or other natural disasters. No refunds are provided to the Guest if such events occur. Each property has evacuation information, fire extinguishers, flashlights, and emergency lighting in the unlikely event of an emergency. We encourage all renters to purchase travel insurance. 


At this time, we have a no pet policy. We will be happy to refer you to other trusted rental companies that do allow pets at their vacation homes. 

In the event that the renter brings a pet without obtaining Owner authorization a 25% surcharge on the total cost of the reservation will be charged and the Owner/Management Company reserves the right to terminate the rental agreement immediately without refund. 


"Florida does not recognize non-resident concealed carry permits from other states." For further information on travelling with firearms in Florida visit the government website hereThere is no secure firearm storage at our private properties, therefore we do not permit firearms in our rental properties. Although Florida does allow residents to carry firearms you must keep them stored in a safe, locked place that is not on our private property. Due to the transient nature of guests in and out of the property there is a higher risk of an accident if a guest brings a firearm into the home and forgets it or does not lock it properly. See Florida government regulations on firearm safe storage here. If a firearm is discovered at our private property the police/sheriff will be notified and you will incur an extra $500 fee for the safe removal of the firearm payable upon the discovery.


Our vacation rentals are SMOKE-FREE. Smoking inside will result in a $100 per week minimum extra cleaning charge. Please enjoy your cigarettes outside your accommodations on balconies, patios or by the pool. Guests must use the ashtrays provided. Any extra man-hours required for removal of discarded cigarettes, trash or charcoal in the vacation rental yard/property will also incur the extra $100 per week minimum extra cleaning charge.


All local calls and long-distance calls within North America are free. If using the telephone for international calls, the Guest must use calling cards, which you may purchase at a retail outlet or the post office. If a calling card is not used then charges for long-distance calls are $3.50 per minute for international calls and these will be charged to your credit card.


Anna Maria Island Home Rental is able to host small events such as weddings, rehearsal dinners, anniversary dinners, memorials, receptions, etc. 'Sirenia' Vacation Rentals are Owner operated and are only able to accommodate certain festivities. If you are interested in hosting a function during your vacation, please contact us directly to discuss the possible properties, requirements as well as the rules and regulations involved. Failure to notify us of an event is subject to a 25% surcharge of the total cost of the reservation and/or termination of the rental agreement.



​Each home has an exterior camera used as a security device to ensure the safety of the property and follow up on maintenance crews. The cameras hold video details when a motion is triggered. If needed the video footage will be used to enforce any violations of the policies and terms stated within this rental contract with its renters (ie: noise and over occupancy). There are no cameras located inside the rental homes.

Each rental home also have systems with the door entry and air conditioning devices. Each device may be monitored and logs details and changes to devices and may be used remotely to assist a guest if needed or to track any misuse of devices. The devices are used for guest protection, occupancy limitations and noise monitoring requirements in relation to the municipal Anna Maria vacation rental ordinance.

In the event of neighbouring construction, Anna Maria Island Home Rental shall not be held responsible to provide any type of advance notification to incoming guests, as we do not receive any type of notification of new or ongoing construction projects from the City of Anna Maria nor it's Property Owners or Developers (new construction, exterior or interior renovations, pool/landscaping installation, etc…).


We undertake regular maintenance to ensure our properties remain in optimal condition. This may involve tasks such as pest control, air conditioning servicing, pool and lawn maintenance, as well as general repair work. In the event that maintenance is required during a guest's stay, we will provide advance notice (within 24 hours) to inform the guest. It is understood that the guest cannot refuse entry to the property for necessary maintenance work. Should a guest refuse entry, they agree to cover the service charge associated with the abandoned work. The guest agrees to settle this fee within 24 hours of receipt of the invoice.


In the event of circumstances beyond our control, the Owner/Management Company reserves the right to substitute the accommodation for an equal property or upgrade, if necessary. If this were to happen, i.e. a property is for sale and sells prior to your reservation, we would inform you of any change made to your reservation as soon as possible and prior to you arriving for your vacation.



We care about your comfort and want to provide a safe clean environment for your stay. To accomplish this pest control is carried out at each property four times a year. The guest may be required to admit pest control in order for the property to be properly serviced. The Owner/Management team will communicate this information to you 24 hours or more in advance.



In order to provide a comfortable environment, air conditioning maintenance is carried out four times a year. The guest may be required to provide the air conditioning company admittance in order for the property to be properly serviced. The Owner/Management team will communicate this information to you 24 hours or more in advance.



In order to provide a clean and safe environment, both the lawn and pool maintenance companies are contracted to service our properties twice a week. The guest is required to provide admittance in order for the property to be properly serviced. The guest may not ask any maintenance company to leave the property before their work is completed. The Owner/Management team will communicate this information to you 24 hours or more in advance to help you plan your stay.


There are instances where a property may be for sale. If this occurs, it may be necessary for realtors to show these properties to potential buyers. If this circumstance arises we require the realtor to give us a 24-hour notice so we may inform you of this interruption. We reserve the right to show the property as needed. Guests will be informed as soon as possible if this applies to their stay.


In the unlikely situation, a guest's confirmed property may be unavailable during the reservation dates due to circumstances beyond the control of AMI Home Rental. For example; hurricane, fire, utility malfunction, or sale of the property. AMI Home Rental reserves the right to substitute accommodations. We cannot guarantee identical amenities, but efforts will be made to provide a comparable home and great vacation experience. AMI Home Rental and it's owners are not liable for damages or inconvenience in this rare circumstance.


There is a lock box located on each property in the event the keyless entry system fails. Renters are required to contact the Owner/Management Company at that time for the lockbox code. If the lockbox key is not left in the property there will be a $35 key replacement charge.


This agreement shall be governed and enforced according to the laws of the State of Florida. The prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an award of attorney fees, cost of expenses for mediation, arbitration, and trial or appellate proceedings. This agreement contains the entire agreement of the parties. It may not be changed orally, but only by an agreement in writing signed by the party against who enforcement of any waiver, change, modification, extension or discharge is sought. Renters cannot assign or transfer this agreement.


Rates are subject to change without notice on the website. Confirmed booking rates will never be changed unless directed by the customer ie: additional days added.



The information provided, though deemed accurate is not guaranteed. It is subject to errors, omissions, change of price or withdrawal without notice.


The primary renter must provide a government issued ID as proof of identity. In addition, the Anna Maria vacation rental ordinance requires the booking agent (Anna Maria Island Home Rental) to collect the names and ages of each of the guests in the party. The information is not shared and is kept for emergencies only. All guests must surrender this information via email upon receiving a booking confirmation.


Anna Maria Island Home Rental and/or its Owners shall not be liable to guests or to any party for any type of issued violations, including but not limited to, parking tickets, noise complaints, turtle ordinance violations, etc. The sole responsibility lies with the responsible party including any incurred fees.


Anna Maria Island Home Rental and/or its Owners, shall not be liable to guests or to any visiting party for any damages to property or for the injury or death to persons on the premises from any cause whatsoever, including defects in the premises or otherwise: guests shall indemnify and hold harmless Anna Maria Island Home Rental and/or it's Owners, from any and against all liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or their guests use and occupancy of the premises. The Owners/ Management Company is not responsible for accidents, injury, death or loss of personal belongings of any kind.


Anna Maria Island Home Rental and/or its Owners, is responsible for providing safe and sanitary lodging, under the provisions of Chapter 509, Florida Statutes. Anna Maria Island Home Rental and/or its Owners are under no obligation to accept for safekeeping and, hereby expressly disclaims acceptance of any money, securities, jewelry, precious stones of any kind, wearing apparel or other property of the guest and by law, has limited liability for the loss thereof. Supervision or safekeeping of guest’s vehicle(s) is not subject matter of these Terms and Conditions. Anna Maria Island Home Rental and/or its Owners accepts no duty of safekeeping whatsoever. Therefore are not liable for theft / misappropriation etc. of the vehicle, of vehicle parts and components or of vehicle contents.


The cleaning teams as part of our pre-arrival inspection process carries out inventories of the property contents and photographs the condition of the rooms, equipment and furniture. Furniture is not to be removed from any properties nor relocated throughout the house. Moving furniture may result in scratching floors which is a costly repair which will be passed onto the guest. Throw blankets, bath towels and throw pillows must remain in the property. Recreation equipment such as beach chairs, beach carts, etc... if lost, damaged or stolen the Guest will be charged the replacement value.

In the event of failure of equipment to operate, please notify us immediately, so that scheduling of repairs can be made. The Guest expressly waives and relinquishes any rights or claims against the Owner(s) or Anna Maria Island Home Rental for any damage that may result to the guest from lack of maintenance, cleanliness, repair, a defect for ordinary negligence. There will be no refund of all or part of the rental amount for any failure of any of the equipment to work. Maintenance of the unit may occur during your stay. In this case, our service contractors may require access to the unit, with or without formal notice.


Anna Maria Island Home Rental is not liable for any personal items left behind in the properties. The guest is responsible for all mailing and shipping charges, as well as a $35 processing fee for any “lost and found” items requested to be returned to the Guest.  The location of lost items may be delayed due to our ability to gain access to the property to look for said items. In the event that items are not located, Anna Maria Island Home Rental, its agents, and contractors shall not be held liable for those items left behind on the property. If the items are found and fail to arrive safely to the guest via courier or mail, Anna Maria Island Home Rental, its agents, and contractors shall not be held liable for said items.
